• Signing the listing agreement, photos, measurements and notes about the house are generally scheduled on a Saturday, Sunday or Monday. Preferably on a nice sunny day.
  • You may want to fill out a property disclosure statement (PDS) at this point. This form is a document that asks the owner 18 questions about the house from water in the basement to if the appliances are in working order. It is a voluntary form but most buyers request it at the time of an offer if it already hasn’t been filled out. Best to do it before hand. I’ll help you.
  • A lock box is placed on the house somewhere usually on the front rail. We need a spare key for this. The lock box is a secure item that only Realtors have access to and it records who comes into the home each time. All Realtors must request a showing and get approval from you and I before entering a home. I normally send you a text for each request.
  • A for sale sign is ordered from a sign company on this weekend and should arrive mid week.
  • The listing will be created by me around Monday or Tuesday. We generally open the door to showings on Thursday with an open house on Sunday afternoon 12-2, 1-3 or 2-4pm.
  • If you choose to put an offer date in the listing we would take offers on a Monday or Tuesday evening usually around 7pm. Putting in an offer date pros and cons will be discussed with you beforehand.
  • Once the listing is created I email you a copy to double check that we have everything correct and that you are happy with your listing. It’s kind of a big deal after all.
  • Your first 3 days of showings will be the busiest and the most amount of showings that you will get during the sale of your home.
  • When you get an offer we will have less than 24 hours to deal with it. You always have 3 choices when receiving an offer. Accept it, counter offer it or decline it.
  • Some of the more important items in an offer to negotiate are: price, possession date, deposit amount, inclusions and conditions. I am here to guide you with these and work on a strategy to get us through to a smooth (as possible) sale of your home.
